Common questions

About this calculator

How do I calculate a mortgage payment in Utah?
Start with the loan amount — the price minus your down payment — then apply the interest rate you want to test over the term you are considering. That produces principal and interest. Property taxes and home insurance are usually collected monthly on top of that, which is why the two totals on this page differ. Utah has no state-specific payment formula; what changes locally is the price and the property-tax rate.
What does this calculator include, and what does it leave out?
It covers principal and interest, plus annual property tax and home insurance if you enter them. It does not include mortgage insurance, HOA dues, or closing costs. Those can move a real monthly figure meaningfully, so treat the result as a starting range rather than a quote.
What is the average mortgage payment in Utah?
There is no single useful answer, because the payment is driven almost entirely by four things you control or can look up: the price, your down payment, the rate at the time you lock, and the term. Two buyers in the same Utah city can be hundreds of dollars apart on the same price. Rather than quote an average, we would rather you enter your own numbers above — and you can see where benchmark rates sit today on our Utah mortgage rates page.
Is the interest rate in this calculator a rate EMK Mortgages is offering?
No. The rate field is a number you choose so you can test scenarios — it is not a quote, an offer, or a rate we have advertised. A real rate depends on your credit, the property, the loan program, and the market on the day you lock. For an actual figure, talk to Emily or Leif.

A payment is only half the picture. If you are still working out your price range, start with how much house you can afford; if you are weighing whether to buy at all, the rent vs. buy comparison is the better tool. To see where benchmark rates sit today, check Utah mortgage rates — and if you are buying your first home, first-time buyer programs can change the math entirely.
