Privacy Policy
This policy explains what we collect when you contact us, why we collect it, and who it goes to. We have tried to write it in plain language rather than legal boilerplate.
Effective July 26, 2026. This policy is pending review by our sponsoring broker's compliance team (B-001) and is published here in draft form while the site is in development.
Who we are
EMK Mortgages is Emily Kolb (NMLS #2015063) and Leif Kolb (NMLS #2818453), licensed mortgage loan originators serving Utah and additional states. We originate loans through a sponsoring mortgage broker, whose own privacy practices apply once your inquiry becomes a loan application with them.
What we collect
You choose what to share with us. In practice that falls into two buckets.
Information you give us. When you submit our contact form we collect your name, email address, phone number, and whatever you tell us about what you are trying to do — buying, refinancing, or a general question. If you call, text, or email us directly, we receive whatever that message contains.
Information collected automatically. Our servers record ordinary request data such as IP address, browser type, and the pages requested. We use a short-lived record of your IP address to rate-limit form submissions and block automated abuse.
We do not ask for and do not want your Social Security number, date of birth, bank account numbers, or income documentation through this website. Those belong in a secure loan application, never in a web form or an email.
How we use it
- To respond to your question and, if you want, to start a pre-qualification conversation.
- To follow up about the specific inquiry you sent us.
- To keep the site working — preventing spam, abuse, and automated form submissions.
- To meet record-keeping obligations that apply to licensed loan originators.
We do not use the information you submit to make automated decisions about you, and submitting the form is not a loan application.
Who we share it with
We do not sell your personal information, and we do not share it with lead buyers, lead aggregators, or marketing networks. Your inquiry is shared only with:
- Emily and Leif. Contact form submissions are delivered to us directly so one of us can answer you.
- Our sponsoring broker. If your inquiry becomes an application, it is originated through the sponsoring brokerage identified in our footer disclosure, and their privacy notice governs from that point.
- Service providers who operate this website on our behalf. Our email delivery provider transmits form submissions to us, and the agency that builds and maintains this site receives a copy of form submissions so it can confirm the form is working and recover any message that fails to deliver. These providers act on our instructions and are not permitted to use your information for their own marketing.
- Anyone we are legally required to share it with — for example in response to lawful process, or to meet regulatory and licensing obligations.
Cookies and analytics
Today this site sets only what it needs to function, plus a cookie that remembers your choice about optional cookies so we do not ask you on every page.
If we add analytics or advertising measurement in the future, those will load only after you accept optional cookies. Declining leaves the site fully usable — nothing on this site is gated behind accepting. You can change your choice at any time from the link in our footer.
Your choices
- Don't submit the form. Call or text us instead — the number is (301) 742-0537.
- Ask us to delete what you sent. Email either of us and we will delete your inquiry, subject to any records we are required to retain.
- Opt out of follow-up. Tell us to stop contacting you and we will stop.
- Change your cookie choice. Use the cookie settings link in the footer.
Depending on where you live, you may have additional rights over your personal information under your state's privacy law. Note that information collected in connection with a mortgage inquiry is generally treated as financial information under the federal Gramm-Leach-Bliley Act, which sets its own rules for how it must be handled and disclosed. Contact us and we will help you exercise whatever rights apply to you.
How we protect it
This site is served entirely over HTTPS, and form submissions are transmitted to us over encrypted connections. Access to inquiries is limited to Emily, Leif, and the service providers described above. No method of transmission over the internet is completely secure, which is the reason we ask you to keep sensitive financial documents out of web forms and email.
How long we keep it
We keep your inquiry for as long as we are actively working with you, and afterward for as long as record-keeping rules that apply to licensed loan originators require. Abuse- prevention records such as rate-limiting data are short-lived and expire automatically.
Children
This site is meant for adults seeking mortgage financing. We do not knowingly collect personal information from children. If you believe a child has sent us information, contact us and we will delete it.
Changes to this policy
If we change this policy we will update the effective date at the top. Material changes will be noted on this page.
